Tips for roommate seekers

1
Always visit in person

Never pay a deposit without seeing the room. Scams are common — if it seems too good to be true, it probably is.

2
Check the building before you go

Use Room Check to look up the building's violation history. Heat complaints in winter and bedbug filings are major red flags.

3
Ask about the lease

Are you going on the lease or is this an informal arrangement? NYC law (RPL 235-f) gives you the right to be a roommate regardless, but being on the lease gives you more protections.

4
Get a written agreement

Use our free roommate agreement generator to put the terms in writing — rent split, utilities, guests, move-out notice. Protects everyone.

5
Check if it's rent stabilized

If the building is rent stabilized, your roommate can't legally charge you more than your proportional share of the regulated rent. Use our rent stabilization checker.
