What is rent stabilization?

Rent stabilization limits how much a landlord can increase rent each year. In NYC, buildings with 6+ units built before 1974 are typically rent stabilized. The Rent Guidelines Board sets annual increase limits.

Why does this matter?

If your apartment is rent stabilized, your landlord can only raise rent by a small percentage each year (typically 2-5%). You also have the right to a lease renewal and cannot be evicted without cause.

How do we check?

All buildings with rent regulated units must register with NYC's Housing Preservation & Development (HPD). We query this official registration database to check your building's status.

What if my building isn't listed?

Not being registered doesn't always mean your unit isn't stabilized — some landlords fail to register. If you suspect your unit should be stabilized, contact the DHCR or a tenant rights attorney.
